Who is Oak Path for?
Two groups. First, property owners and property managers: landlords with several doors or LLCs, and small property management companies. Second, contractors and trades: general contractors, remodelers, roofing, HVAC, plumbing, electrical and concrete, usually about $500k to $5M in revenue. On QuickBooks Online (Xero is fine), and either months behind on the books or unable to say which properties or jobs make money.
Who is it not a fit for?
Anyone with only a handful of transactions a month. A $30/mo app will serve you better, and we'll tell you so. If you want someone to file your taxes, we're not the right fit either.
I own rentals across several LLCs. Is that a fit?
Yes. Monthly Books Pro covers 2+ entities or LLCs, from $1,200 a month. Every month you see profit by property, who owes you rent, and a 1-page owner summary. If the books are months behind, the Catch-Up comes first.
My property manager already sends statements. Why do I need this?
A property manager's statement is not a P&L. It shows their activity, not your numbers by property. We reconcile your books to the bank and show profit by property, so you can see which one makes money and which one costs you.
What happens on the Free Backlog Check?
A 15-minute call, plus an optional read-only look at your QuickBooks. You get a written fixed quote within 1 business day of access. No obligation.
How much does the Catch-Up cost?
$200 per month behind, with a $1,000 minimum. Six months behind is $1,200. The quote is fixed before we start, so there are no hourly surprises.
What do I get from the Catch-Up?
Every behind month reconciled to your bank, card and loan statements. Uncategorized cleared. A clean file handed to your tax accountant. And your first profit report, by property or by job.
What does Monthly Books include?
A monthly close with statements by the 10th, profit by property or by job, who owes you (unpaid rent or open invoices), a 1-page owner summary and a quick monthly call. Property managers also get owner statements that tie to the bank. From $650 a month for one entity.
When do I need Monthly Books Pro?
When you run 2+ entities or LLCs, or need WIP and over/under billing, or retainage tracking. From $1,200 a month.
Do you bill hourly? Is there a contract?
No hourly billing. The Catch-Up is a fixed quote. Monthly books run month to month, with no long-term contract.
Do you handle taxes?
You keep your tax accountant. We hand them clean, reconciled books. 1099s are due January 31, and returns March 15 or April 15, so getting caught up before they ask helps everyone.
Which software do you use?
QuickBooks Online as standard, plus Xero and Sage Intacct. Multi-entity month-end close. Payroll on ADP and Gusto.
How is this different from a cheap bookkeeper?
Reconciled to the bank, not just categorized. Every item is tagged to a property or a job, so you see what each one actually made.
Is my data safe?
The Backlog Check uses read-only access. Access is limited to the people doing the work. Never send passwords or banking logins by email.
